Meanwhile, the project is announcing that local groups can reserve the model units as a locale for events.

			<content:encoded><![CDATA[<p><img src="http://johnakeithrealestate.com/wp-content/uploads/2009/10/w-hotel.jpg" class="alignleft" />The W Hotel &#038; Residences&#8217; sales and marketing team is reporting that 24% of the units in the W Hotel &#038; Residences in Boston have been sold.</p>
<p>According to a comment on the website of the <a href="http://www.bostonherald.com/business/real_estate/view/20100603w_hotel_offers_model_units_as_party_venue/">Boston Herald</a>:</p>
<p><em>16 sales have closed and there are 9 under agreement and 5 under reservation at this time. The total sold/reserved/under agreement is: 30 units at $360,000-7Million. This has not changed since the filing. No one has dropped out of their agreement. </em></p>
<p>The comment came under an article by Thomas Grillo reporting that the W is offering its 20-floor model units gratis on a &#8220;select&#8221; basis to local groups that would like to use them as a venue for an evening.</p>
<p><em>“It’s all about exposure,” said Kevin Ahearn, a broker for the 123 luxury condominiums on the higher floors of the 28-story tower. “It’s a way to show off the creative talent of our designers and help sales activity.”</em></p>
<p>FP3, in the Seaport District, offered the same sort of deal, which brought in local organizations, including charities, who were able to offer visitors a very nice location in which to enjoy themselves (and, hopefully, give money).</p>

There were three closings this week at the W Hotel &#038; Residences in Boston but I missed one.  The accurate total is 14 units sold out of 123 units in the building including three units closed this week.</p>
<p>The unit I missed closed on May 24, 2010. It is a 19th-floor studio with one bathroom and approximately 1,103-square feet of space. It was bought for $655,000 or approximately $593.84 per square foot (!?).  </p>

<p>It is the fourteenth closing in the 123-unit building.</p>
<p>An 18th-story, studio with one -bath condo with approximately 878 square feet was purchased for $600,000, or $683.37+/- per square foot. The purchase price did not include any parking.</p>
<p>Most of the units sold thus far have been one-bedrooms or studios, leaving many of the higher-priced units remaining on the market.</p>
<p>Meanwhile, <a href="https://twitter.com/paul_mcmorrow">Paul McMurrow</a> at Banker &#038; Tradesman wrote an update on his twitter feed today saying the developer has $1.2 million in purchase escrow accounts.  Unfortunately, there&#8217;s no way to determine how many buyers&#8217; deposits it represents.</p>

<p>Another condominium sale in the W Boston Hotel and Residences was recorded at the Suffolk County Registry of Deeds, today, the twelfth in the newly-constructed building.</p>
<p>A 19th-story, one-bedroom, one -bath condo with approximately 878 square feet was purchased for $630,000, or $717.54+/- per square foot.  The purchase price did not include any parking.</p>
<p>To date, twelve units have sold in the 123-unit building, or approximately ten percent.  The sales team says another 19 units are under agreement.</p>

<p>A 27nd-story, one-bedroom, one and &#189;-bath condo with approximately 1,040 square feet was purchased for $1,073,724, or $1,032.42+/- per square foot.  The purchase price included one parking space and storage.</p>
<p>To date, one two-bedroom unit and four one-bedroom, one and 1/2 bath units, and four studios have sold in the 123 unit building, or approximately eight percent.  Eight other units are showing as &#8216;under agreement&#8217; in the local multiple listing service but this list is thought to be incomplete.</p>

		<description><![CDATA[Two photos of the recently-completed W Boston Hotel and Residences.  As of today, seven of the 123 condo units have closed, according to the Suffolk County Registry of Deeds.  As many as a dozen more are expected to closing in the coming weeks.

The lower floors are the hotel while the upper floors are the condos.  Smaller, lower-priced units have gone on record as closing.  Higher-priced units will close later, as is normal.

			<content:encoded><![CDATA[<p>Two photos of the recently-completed W Boston Hotel and Residences.  As of today, seven of the 123 condo units have closed, according to the Suffolk County Registry of Deeds.  As many as a dozen more are expected to closing in the coming weeks.  (The person who owns the back, corner unit has killer views right now.  Hope nothing tall is planned for the site of the old Dominic&#8217;s, next door.)</p>
<p>The lower floors are the hotel while the upper floors are the condos.  Smaller, lower-priced units have gone on record as closing.  Higher-priced units will close later, as is normal.</p>

<p>A19th-floor, 512-square foot studio condo sold for $410,000, or $800 per square foot.  </p>
<p>To date, three one-bedroom, one-1/2 bath units and four studios have sold.  Thirteen other units are showing as &#8216;under agreement&#8217; in the local multiple listing service but this list is thought to be incomplete.</p>
