<p>The downtown Boston real estate market showed a vast improvement from 2nd-quarter 2009, presumably due to the pending expiration of the federal income tax credit program and a local economy that is stable if not yet improved. (&#8220;Boston&#8221; includes the North End, Waterfront, Beacon Hill, Back Bay, South End, Chinatown, and The Fenway neighborhoods.)</p>

<p>Meanwhile, in other major neighborhoods of Boston, condo sales volume improved as did the average sales price of a condo but median condo prices either stagnated or dropped, reflecting, perhaps, more activity on the lower end of the market.</p>
<p>Dorchester saw an impressive increase in median sales price, perhaps due to stronger demand for condos facing or in foreclosure or for resales of these properties.</p>

<p>Thoughts: Fewer price changes because at this point in the summer there are few buyers &#8211; if you&#8217;re home&#8217;s not selling, it&#8217;s so much the price it&#8217;s the traffic.  Under agreements drop because it&#8217;s summer and sales are staying steady, but at mediocre levels.</p>

			<content:encoded><![CDATA[<p>Two fascinating charts of data regarding the Boston real estate and condo market during 2010.  </p>
<p>The first shows under agreement activity during the past six months.</p>
<p><a href="http://johnakeithrealestate.com/wp-content/uploads/2010/07/under_agreement.png"><img src="http://johnakeithrealestate.com/wp-content/uploads/2010/07/under_agreement-300x251.png" alt="" title="under_agreement" width="300" height="251" class="aligncenter size-medium wp-image-4465" /></a></p>
<p>A total of 2,498 condominiums went under agreement in Boston from January 23, 2010 &#8211; July 23, 2010.  Of these, 546 are under agreement now and 1,765 have closed.  The remaining 187 are classified as &#8220;Other&#8221; meaning they either went back on the market or were withdrawn.</p>
<p>During the same period in 2009, 2,360 condos went under agreement. In 2008, 2,770 condos went under agreement.</p>
<p>The other chart shows a break-down of condos listed during the past six months by price range.  Of note is that twice as many $1,000,000-$1,500,000 condos came on the market than in the $900,000&#8242;s or $800,000&#8242;s but almost the same amount, in total.  One theory on this is that sellers/developers/owners aren&#8217;t able to price properties in the high &#8217;000&#8242;s as accurately, so they just stick a price on their properties somewhere in that $200,000 range.</p>
<p>Average days on market in all price ranges is moderate for two reasons: those condos listed accurately sell quickly while those that don&#8217;t sell within four or five months are (presumably) withdrawn from market.  That&#8217;s one way to keep DOM low.</p>
<p>A full 30% of condos currently on the market have had price changes (reductions) and these listings have been on the market for longer than the total averages. (Bad English here, I realize.)</p>
<p>There are currently two $10 million+ condos listed for sale in Boston; the average is over one year.  I&#8217;m sure these owners would entertain any reasonable offer, no?</p>

<p>During the same time period in 2009, 4,749 condos were listed for sale and 2,120, or almost have, had had price changes.  The days on market average for all listings was significantly higher, 120 days vs. 76 days, and those with price changes had been on the market 165 days in 2009 vs. 102 days in 2010.</p>
<p>A marked improvement in 2010.</p>

<p>The Listing Information Network, Inc. (LINK) is reporting a higher number of sales in the downtown Boston market during 2nd-quarter 2010, surging 30 percent, according to the <a href="http://www.boston.com/realestate/news/articles/2010/07/20/boston_condo_sales_pick_up/">Boston Globe</a>. Meanwhile, sales in high-end, &#8220;luxury&#8221; buildings increased 9 percent.</p>
<p>Meanwhile, the <a href="http://www.bankerandtradesman.com/news139302.html">Warren Group</a> has released June foreclosures data for Massachusetts.  Petitions to foreclose, the first step in the foreclosure process, have dropped 21.7 percent since last year.  </p>
<p>However, the news is not all good:</p>
<p><em>Even though the number of foreclosures initiated in June declined, the number of completed foreclosures more than doubled from a year earlier. A total of 1,313 foreclosure deeds were recorded, a 109.1 percent jump from 628 in June 2009. Foreclosure deeds also climbed 1.4 percent from May&#8217;s 1,294 foreclosures. This is the fifth month this year that foreclosure deeds surpassed 1,000. </em></p>
<p>The increase in foreclosures and, separately, in auctions, to me means that lenders are finally getting serious about reducing the number of bad loans on their books.  Only lately has there been sufficient demand to sell these troubled properties.</p>
<p>In Suffolk County, which includes Boston, Chelsea, Revere and Winthrop-by-the-sea, June foreclosures were down 50 percent compared to 2009 and are down 22%, this year.  Auctions are up 148% this year compared to last while foreclosure deeds are up 12 percent, according to the Warren Group.</p>
