There are 37 condos under contract in the 223-unit building (16.5%), according to <a href="http://streeteasy.com/nyc/building/w-downtown-hotel-residences">StreetEasy.com</a>.  Average price on the closed units is $2,100 per square foot.</p>
<p>The developer of the W NYC has leased 64 units to a short-term rental company, according to <a href="http://therealdeal.com/newyork/articles/the-w-s-long-road">The Real Deal</a>, which will furnish them and rent them out for at least the next two years.</p>
<p>Meanwhile, the W Boston Hotel &#038; Residences has sold approximately 19 of its 122 units (15%), at an average $1,064 per square foot.  The <a href="http://www.bostonherald.com/business/real_estate/view.bg?articleid=1277458">Boston Herald</a> reported last week that the Prudential Insurance Company, which invested $192 million into the recently-completed project, is pressing the owner of the mixed-use development, Sawyer Enterprises, to put the property up for auction. </p>
<p>In a court filing, Prudential specifically mentions the potential for renting out some of the units &#8211; apparently Sawyer wants to rent out 25 of the condos in a similar arrangement to above.  The insurance giant dismisses the idea, according to the Herald, saying that if it did so, it would cause the building to be &#8220;stigmatized as rental property.&#8221;</p>
<p>Meanwhile, sales continue seemingly unabated in the W Boston Hotel &#038; Residences &#8211; a $2.25 million home sold just this week.</p>
<p>*Of course, the winner will be responsible for all taxes (and closing costs?) and for monthly condo fees that are estimated at $1,402, according to <a href="http://curbed.com">curbed.com</a></p>

<p>Using data from the local MLS*, it shows continued price increases in almost all of the Boston Proper neighborhoods including the South End, Back Bay, Beacon Hill, West End, North End, Waterfront, Midtown, Leather District, Chinatown, and The Fenway.</p>
<p>Final sales volume numbers won&#8217;t be available for another week or two because the database hasn&#8217;t been updated with today&#8217;s closings but we can gather a general idea of what&#8217;s happening with sales prices by comparing month-to-date with those from August 2009.</p>
<p>Average sales price ($883k last year / $995k this year) and median sales price ($655k last year / $810k this year) increased in the Back Bay while sales look to be down about 25 percent.</p>
<p>Average sales price jumped in the South End ($660k last year / $732k this year) while median sales price ($572k last year / $575k this year) stayed the same.  Number of sales has dropped by as much as 50 percent.</p>
<p>Beacon Hill had a strange month.  Number of sales dropped from 22 to 13 condos. Median sales price dropped from $559,000 to $361,900 while average price dropped from $618,000 to $549,000.  Eight of the 13 sales during August 2010 were under $400,000, which skewed the number.  Why there weren&#8217;t more sales of higher-priced properties cannot be determined.</p>
<p>In the other 7 neighborhoods, sales stayed just about constant (54 last year / 50 this year) while average price was about the same ($600k last year / $590k this year) as was median price ($448k last year / $457k this year).</p>

			<content:encoded><![CDATA[<p><a href="http://johnakeithrealestate.com/wp-content/uploads/2010/08/IMG_6439.jpg"><img src="http://johnakeithrealestate.com/wp-content/uploads/2010/08/IMG_6439-225x300.jpg" alt="" title="IMG_6439" width="225" height="300" class="alignleft size-medium wp-image-4843" /></a>As I reported last week, the Downtown Boston condo market** has shown continued strength during 2010.</p>
<p>According to data collected by <a href="http://www.thewarrengroup.com">The Warren Group</a>, the median condo sales price was up 10 percent during the month of July, compared to last year. Year to date, the median condo sales price has increased 12 percent.  (Volume was off 15 percent month to month but sales are still running more than 16 percent above last year’s total.)</p>
<p>As I pointed out, the increase in median price is easy to explain: there were more higher-end sales this year than last year.</p>
<p>Case in point: the Back Bay</p>
<p>The lowest priced condo sold in 2009 was $255,000.  The lowest in 2010 was $334,000.<br />
The highest priced condo sold in 2009 was $2.5 million. The highest in 2010 was $5.4 million.<br />
The median price in 2009 was $539,000. The median in 2010 was $784,000.<br />
The average price in 2009 was $644,382. The average in 2010 was $1,131,779.</p>

<p>The South End median price increased from $527,000 to $537,000 but average dropped from $656,518 to $608,160.  </p>
<p>The Beacon Hill median price increased from $490,000 to $572,500 but the average dropped from $852,000 to $813,111.</p>
<p>The other five neighborhoods showed an increase in median price from $404,000 to $428,750 and an increase in average price from $466,051 to $567,906.</p>
<p>Million-dollar+ price range sales exploded in the Back Bay. There were only four sales in 2009 while there were 14 sales in 2010.</p>
<p>There can be too much attention paid to numbers.  It&#8217;s the meaning behind them that is telling.  At the same time sales prices went up, sales volume dropped, from between 20 &#8211; 25% in these neighborhoods.  But, on the other side, inventory levels didn&#8217;t balloon at all, this spring.  </p>
<p>Those events don&#8217;t show any clear-cut direction in the local real estate market.</p>
<p>My take is that prices will moderate in the fall and volume will stay about where it was in May and June. There&#8217;s nothing going on that will change this, at least for now.</p>
<p>It&#8217;s encouraging to see sales activity at the higher end of the market. These buyers are less-likely to be called to action by tax credits and more-likely to be motivated by a stable economy and good job prospects.</p>
<p>It&#8217;s a tenuous situation.</p>

In addition to the index that tracks single-family home sales, the organization tracks condo sales in five major metropolitan areas, including Boston.</p>
<p>The condo index is, of course, more relevant to us here in the city of Boston than the single-family home index.</p>
<p>According to the S&#038;P | Case-Shiller index, the values of condominium homes in the Boston metropolitan area continued to rise in June 2010.  Prices are now 62% higher than in January 2000.  Condo prices reached their ten-year apex in October 2005 with an estimated increase of 83% from the turn of the century.</p>
<p>While Case-Shiller sees improvement during the past couple of months, prices are still down from last fall and the previous fall when values were up 68%.</p>
<p>The values above are not seasonally-adjusted. </p>
<p>Case-Shiller uses &#8220;condo pairs&#8221; to come up with its condo values &#8211; that is, they look at condos that sold in the current month and compare it to what the property sold for, last time, and estimates the increase.</p>
<p>While it is a logical way to think of things, and is as good as any way to track changes, it doesn&#8217;t include any new building condo sales (which are likely to be higher than resales, at least in Boston) and doesn&#8217;t take into account any property improvements. Also, it&#8217;s for &#8220;metropolitan Boston&#8221;, not for the city of Boston, itself.</p>
