Downtown Boston condo sales show same results, 4-years running

homesCondo sales data for the Downtown Boston neighborhoods shows a resilient and healthy real estate market for the past four years. For the months of September and October during 2006-2009, the number of sales has stayed constant. Sales velocity, the total amount of all sales added together, spiked in 2008 and is back at 2006 & 2007 levels. Median sales prices have remained constant – 2009 is just $5,000 less than the 2008 high. Average sales prices spiked in 2008 and are now back at 2006 & 2007 levels.

The effect of high-priced sales can be seen most significantly in 2008. Two sales of $6 million+ and four sales of $4 million+ properties put sales velocity over $200 million and increased the average sales price to $795,255. Without these six sales, the average would have dropped to $688,000, on par with 2009 and similar to 2006 & 2007 averages. Four of those six sales were in the Zero Marlborough luxury building. (2009 totals include only two ‘new development’ condos – a $1.5 million sale at Battery Wharf and a $1.5 million sale at The Bryant.)
